ROYAL POINCIANA WAY AREA REDEVELOPMENT

The Royal Poinciana Way Area is an important commercial district in the Town of Palm Beach.  It includes Royal Poinciana Way, the northern gateway to the Town, and the surrounding neighborhood.  Merchants and many Town residents are concerned because stores and businesses in this district are closing.  They worry that the street and neighborhood are becoming unattractive and rundown.  They maintain that current zoning restrictions are outdated and hinder redevelopment. 

The owners of Testa’s Restaurant, whose holdings on Royal Poinciana Way include the now-closed gas station, have submitted plans for a major redevelopment project.  To date, their proposals have been “on hold” while the Town examines its zoning regulations for the area.

Over the years, efforts have been made to revitalize the Royal Poinciana district.   In 2008, the Town retained a planning consultant to canvass residents and develop a master plan for the area.  Over 200 residents participated in a design charrette and a detailed proposal was completed. 

In 2009-2010, the Palm Beach Planning and Zoning Commission held open sessions to solicit public input on the Royal Poinciana area.  A consultant was retained by the Town Council to remove restrictions in the Town’s zoning code and provide incentives for redevelopment.  The consultant’s recommendations will be considered this season.

#1:  The neighborhood is rapidly deteriorating.  Something must be done to upgrade the area and make it a thriving commercial district again.   Revising the zoning code will provide incentives for beneficial growth and redevelopment

#2:  Royal Poinciana Way area is fine the way it is.  All that’s needed is a little sprucing up.  No one wants more condominiums.  Changes in the zoning code will only encourage unwanted growth and redevelopment that will ruin the character of the Town
